ACEIS commitment to raising its energy performance
We have managed to position ACEIS as one of the asset managers with the best energy performance. With distributed generation, ACEIS has achieved energy savings of around 23% per month and has received national/international recognition as environmentally friendly buildings.
Project: El Punto de la Oriental Shopping Center – Medellín.
The management of horizontal properties in Colombia faces various challenges in terms of control and supervision of assets. The search for more efficient administration strategies that motivate the good use and exploitation of resources is the approach that allows the best possible environment for users, based on the optimal performance of their facilities.
In this success story we will talk about the distributed generation strategy and the benefits it brought to our client.
ACEIS is a horizontal property management company in Colombia, which has more than 36 years of experience in the sector and integrates new technologies into its management process to optimize its operation.
In recent years, it has created an awareness of the responsible use of energy resources, which led them to look for systems and tools that are transversal to their operation, which would make it easier for them to achieve energy performance in their properties.
Distributed generation: what we did to fix it.
Its director of Sustainable Growth, Catalina Sanín, has been the person responsible for the compliance outlined to communicate and raise energy performance, allowing materialization through her knowledge and expertise, together with the support of Azimut Energía as an energy ally, the monitoring and control of your consumption, improve habits or use of energy, reduce your carbon footprint and generate savings in billing and administration.
Such is the success story of the supply, installation and start-up of the Photovoltaic Solar Systems located in the Torre Médica Salud y Servicios buildings and in the Punto de la Oriental Shopping Center, in the city of Medellín.
These systems have an installed capacity in direct current of 71.82 kWp and 69.38 kWp, which generate monthly savings in energy billing of the order of 13.6% and 31.9%, equivalent to planting 638 and 616 trees respectively.
Characteristics table of the distributed generation system of the Medical Tower Health and Services
- Project Type: Turnkey,
- Initial consumption without solar: 628,644 kWh/year.
Characteristics table of the distributed generation system of the Punto de la Oriental Shopping Center
- Power Purchase Agreement or Agreement (PPA),
- Initial consumption without solar: 402,753 kWh/year.
Solution and results:
By integrating the installed solar systems with the Azimut® Management Platform, Catalina Sanín states that in this way there is precision in the control of what is generated, what is consumed and what is sold as surplus to the network.
Contrary to a solar installation that does not have an integrated measurement and control system, the appraisal of the savings must be made by price differentials and other variables such as system losses will not be considered.
This accuracy in control, today, is one of the most important assets that a property administration can have, by showing its users the reality of the operation of their investments and having control of expenses.
In particular, in the case of the Punto de La Oriental Shopping Center, the savings of the solar system aligned with its correct monitoring and measurement, allowed the administration fee not to increase in the last year, motivating ACEIS to have its action plans focus on projects and investments related to improving energy performance.
Due to the above, they have received recognition as environmentally friendly buildings, seeking to be prepared to be certified in LEED O+M, policy-oriented certification and performance of buildings already built.
Health and Services Medical Tower Project – Medellín.
Soon ACEIS, together with Azimut Energía, will inaugurate the installation and start-up of the photovoltaic solar system located in Mall Interplaza, which will have an installed power of 45 kWp and will generate projected monthly savings in billing of the order of 58%.
- Real-time control of project results, thanks to the use of the platform.
- Administration fee is not increased.
- Savings 58%.
- Zero investment in generation assets that can be allocated to other critical areas of the business.
- Control in price increases tied to inflation.
- Reduction of environmental impact.
- Tax incentives resulting from the execution of renewable energy projects: 17% reduction in investment costs via income tax deduction.
- The operation and maintenance is carried out by Azimut, maximizing the energy generation of the photovoltaic solar project.
- Constant training in energy efficiency for the entire organization, seeking to increase the level of awareness and knowledge of all employees.
